Why online estimates are a starting point, not an answer

Tools like Zestimate and similar automated valuations use public data: past sale prices, square footage, lot size. They do not account for what your basement looks like, whether you updated the kitchen, how your street compares to the next one over, or what a buyer actually paid for the house around the corner last month.

In Saskatoon, price differences between similar homes on the same block can be meaningful. Two bungalows with the same footprint can sit at different values depending on condition, updates, suite potential, and how long the listing sat before selling. An algorithm does not catch that. A comparative market analysis does.

What a comparative market analysis actually is

A CMA is a structured look at what comparable homes in your neighbourhood have sold for recently — usually the past three to six months — adjusted for differences between those homes and yours. It is the same process used to set a listing price, which is why it gives you a much more accurate read than an automated estimate.

When I run one for your home, I look at sold prices (not asking prices), days on market, price reductions, and how your home compares on size, condition, layout, lot, and location within the neighbourhood. The result is a realistic price range, not a number designed to get you to list.

What happens after you fill in the form

    I reach out to walk you through it. I will contact you by your preferred method and go through what I found — the comps, the price range, and what is driving values in your area right now.

    You decide what to do with the information. There is no obligation to list, no pressure to move on a timeline that does not work for you. If now is not the right time, that is a valid conclusion too.

Common questions

Is this actually free?

Yes. There is no charge for a market valuation. If you decide to list and we work together, commission is how I am paid — but the valuation conversation happens before any of that.

Do I have to be ready to sell?

No. A lot of people want to know where they stand before they make any decisions. That is a reasonable thing to want. Knowing your number early gives you more time to think through your options.

How accurate will the number be?

More accurate than an online estimate, less certain than a final appraised value. A CMA gives you a realistic range based on current market data. The final number buyers pay depends on condition, timing, and how the market moves. I will be honest about what I know and what I do not.

What if I am not in Saskatoon proper?
