What most sellers underestimate

The two decisions that affect your outcome the most are pricing and timing. Price too high and you train buyers to ignore you — days on market accumulate, you reduce the price, and buyers assume something is wrong. Price it right from the start and you create competition, which is how sellers get the best result.

Timing matters too, but not always in the direction people assume. Spring is the busiest season, but busiest is not always best — more competition from other sellers, more inventory for buyers to choose from. Winter listings face less competition and the buyers who are out looking tend to be serious. The right time to sell depends on your situation, not just the calendar.

What I do when I price your home

I run a comparative market analysis — a structured look at what comparable homes in your neighbourhood have actually sold for recently, adjusted for differences between those homes and yours. Asking prices do not tell you much. Sold prices do.

I look at condition, size, layout, updates, lot, and where your home sits within the neighbourhood. I will tell you what I find, including if the number is lower than you were expecting. That conversation is more useful before you list than after 60 days on market.

Saskatchewan real estate has a few specifics worth knowing going in. Sellers here typically complete a Property Condition Disclosure Statement. Condition periods are standard in offers — buyers have time to arrange financing and inspections before the deal is firm. Title transfers through Information Services Corporation, and your lawyer handles that side of it. Knowing how the pieces fit together helps you move through the process without surprises.
